Finding a Rental Property on the Gold Coast can be challenging. Good properties are always in demand and Landlords understandably want to rent their places to people who will not only pay their rent on time, but also maintain their property as if it were their own. At Real Estate GC, we understand that finding the right place to live is very important. Renting can be a stepping stone to home ownership, but it is also a lifestyle choice that appeals to more and more people. In Queensland, renting is tightly regulated so there are lots of things to be aware of before, during and after signing up for a Tenancy Lease.
When inspecting a rental property, take a note of whether it has electricity or gas ... or both, because before you move in, you need to arrange for all your services to be connected up and ready to go. Under Queensland legislation, the landlord does not have to provide an active telephone line, NBN or Internet Connection, so these are the types of things you need to clarify before you sign-up. Satellite dishes, for example, generally require permission from both the landlord and a Body Corporate and may not necessarily be approved.
While the landlord has insurance for the property, your personal belongings are not covered. If your belongings were to be damaged or destroyed by circumstances affecting the owner’s property, such as a storm, fire or flood etc, your possessions would not be covered by the owner's insurance, so it is your responsibility to arrange insurance of your belongings.
Before moving items into your new place, it is a good idea to audit the Entry Report. The Entry Report is a record of the condition of the property when handed over and you have three days to submit any additional comments that you would like to be included. Remember to advise people of your change of address. To avoid unnecessary problems, make sure all mail is correctly redirected to your new address. You will be provided with keys and remotes when you move in, but if you misplace these at any stage, you will need to pay for a new set.
Any maintenance issue must be advised to us in writing. Simply email your property manager at firstname.lastname@example.org and complete a maintenance form. If the repair is urgent and requires after hours attention, just text your name, address and a brief description to 0488212167, or contact the After Hours repair people listed on your tenancy agreement.
We conduct routine inspections every 3-4 months, so that we can provide a written report to the owner on the condition of the property, report any maintenance, check on previous repairs and to make sure you are looking after the property. We are legally permitted to take photos during the inspections, as it provides a quick and easy way to convey information about the condition of the property, such as walls, ceilings, floors, gardens, showers, vanities, kitchen bench tops, cabinetry, appliances, pool, fencing etc.
