FINDING THE RIGHT TENANTS FOR YOUR RENTAL PROPERTY
We process all rental applications within 24 hours of receipt and conduct a thorough background check on any prospective tenant before seeking final approval from you. Our careful vetting process includes a complete and comprehensive tenant background check including TICA (Default Tenancy Control Audit). TICA is the largest tenant database operating throughout Australia and New Zealand. We also assess previous rental history, income, business references and personal references, as well as social media, which all assist with the task of securing the best tenants for our clients' properties.
MANAGING RENTAL PROPERTY PAPERWORK
We manage the paperwork and ensure all relevant lease and bond documents are completed and lodged. We also attend to all those time consuming but essential details such as a thorough Entry Condition Report (including photos and water meter readings), we arrange smoke alarms and other compliance inspections in accordance with the current legislation, as required or instructed.
MANAGING YOUR RENTAL PROPERTY
There can be a lot involved in managing a rental property, which is why it makes sense to have a Professional Property Manager on your team. At Real Estate GC, we check daily reports for rent arrears and take prompt action in accordance with the Residential Tenancies & Rooming Accommodation Act 2008, keeping you advised every step of the way. We conduct routine inspections every 14-16 weeks and send written reports including photos with each inspection. All maintenance issues are reported to you and we will action repairs in accordance with your written instructions. We have a team of qualified and reliable tradespeople to call on who offer quality workmanship at a reasonable price.
We will notify you immediately upon receiving a tenant's “Notice of Intention to Leave” and will relist your property for lease as per your instructions. We manage the exit process for you, including a meticulous and thorough Exit Inspection Report. We will only release the tenant’s bond upon your authorisation.
We pay your rental income twice per month into your account, pay all invoices, council rates and body corporate levies in accordance with your instructions and provide you with a complimentary end of Financial Year Statement to assist you and your accountant with your tax obligations. It doesn't get any easier than this.
All our properties are displayed in a standard listing on realestate.com. Upgrading to Feature Listings can be arranged for a small additional investment.
Professional Photography can be arranged at a negotiated rate. Properties that are beautifully presented and well photographed always have greater appeal, so the extra investment when selling is a good idea. For rental properties, we are happy to take photos on your behalf with our own camera for no extra charge.
In the case of an unfortunate occurrence, insurance is a great safety net. Landlord insurance may offer assistance with any loss of rent, defaulting tenants, accidental damage, malicious damage or legal liability.
